Aerial Video for Lake Winnipesaukee Real Estate: A Local Pilot's Guide
I split my time between New Canaan, Connecticut and Moultonborough, New Hampshire, which means I shoot a lot of Lake Winnipesaukee real estate. The lake is unlike any other market I work in, the geography is dramatic, the property values are real, and the photography buyers expect is significantly more advanced than what was standard even a few years ago. Here is how I think about Winnipesaukee aerial work.
Why aerial is non negotiable on Winnipesaukee listings
The whole value of a Winnipesaukee property is its relationship to the water. How close it is, how much frontage, what the dock and boathouse look like, what the cove looks like, what the view is from the deck. None of that is visible from a ground photo. A drone shot from a couple hundred feet up shows the entire shoreline, the dock, the cove, the privacy of the lot, and the relationship to the lake in a single image.
The other thing aerials show that ground photos hide is the lake context. Is this a quiet cove or a high traffic part of the lake? Is the property facing west for sunset or east for sunrise? Is there a private island view? These are details buyers care about and only aerial photography can communicate.
Timing the shoot
Lake light is different from inland light. Golden hour is dramatic on the water, and the reflection of the surrounding hills in the lake at sunrise or late afternoon is the shot that makes a listing memorable. I plan Winnipesaukee shoots around morning light, calm water, and clear conditions whenever the schedule allows.
Wind matters more on the lake than inland, both for image quality and for safe flight. I monitor conditions for a few days before any shoot and will reschedule if needed. Boat traffic also affects timing, weekend midday flights on the busy parts of the lake are not ideal, so most shoots are early morning or weekday.
Areas I cover
I work the full lake including Moultonborough, Meredith, Center Harbor, Wolfeboro, Tuftonboro, Alton, Gilford, Laconia, and the islands. I am based in Moultonborough so most of the central and northern lake is short notice availability. Other parts of the lake usually have a day or two of lead time.
Pricing and turnaround
Lakefront residential shoots start at $49 and include edited aerial stills plus a short reel suitable for MLS, the listing website, and social use. Turnaround is 48 hours from the flight.
